These Terms of Service ("Terms") govern your access to and use of the website operated by KING COUNTY REAL ESTATE HELP, a Washington State 501(c)(3) nonprofit corporation ("Organization," "we," "us," or "our") (the "Site"). By accessing or using the Site, you agree to these Terms.
If you do not agree, do not use the Site.
1) Who We Are & What We Do
The Organization provides informational resources for homeowners and households in King County, Washington, including checklists, guides, decision tools, external links to government/nonprofit resources, and a referral-only directory of participating providers who may offer discounted or pro bono services to eligible households ("Participating Providers"). We do not provide legal, financial, tax, or real-estate advice, services, or representation.
2) Informational-Only; No Professional Advice
All content on the Site-including articles, guides, checklists, tools, calculators, flowcharts, and directories-is provided for informational purposes only. It is not legal, financial, tax, medical, or real-estate advice, and should not be relied upon as a substitute for consultation with licensed professionals. Your decisions and actions are your sole responsibility.
3) Third-Party Providers & Referrals (Special Conditions)
From time to time, we may list Participating Providers (e.g., contractors, realtors, financial advisors, lawyers, movers) who independently choose to extend discounted or pro bono terms to households referred by the Organization. Access to such listings may be private or referral-only.

Providers are independent and not our agents, employees, or partners.

We do not receive compensation from providers for inclusion or referrals.

We do not endorse, guarantee, screen, or warrant any provider, offer, price, availability, or outcome.

Any engagement you enter into with a provider is exclusively between you and that provider and at your own risk.

Providers set their own eligibility criteria and terms and may change or withdraw offers at any time.
4) Third-Party Links & Data Sources
The Site may include links to third-party websites, services, dashboards, and datasets (collectively, "Third-Party Content"). These are provided for convenience and do not constitute endorsement. We do not control or review Third-Party Content and disclaim all responsibility and liability for its availability, accuracy, legality, security, or your use of it. Your use of Third-Party Content is governed by the third party's terms and privacy policies.
5) Eligibility; Accounts
The Site is intended for users age 13 and older. If you create an account or submit forms:

Safeguard your credentials; you are responsible for all activity under your account.

We may suspend or terminate access for violation of these Terms or applicable law.
6) Acceptable Use
You agree not to:

Use the Site in any unlawful, fraudulent, or harmful manner.

Copy, scrape, crawl, or index the Site (manual or automated) beyond normal search engine operations or fair use.

Interfere with or disrupt the Site's operation, security, or infrastructure.

Misrepresent your identity or your affiliation with the Organization or any provider.
We may monitor usage and enforce these Terms.
7) Intellectual Property; Limited License
Except where otherwise noted, the Site and its contents are owned by or licensed to the Organization and are protected by law. We grant you a limited, revocable, non-exclusive, non-transferable license to access and use the Site for personal, non-commercial purposes.
You may download or print our publicly available checklists and guides for personal, non-commercial use with attribution to "KING COUNTY REAL ESTATE HELP." Any other use (including republication, distribution, modification, or commercial use) requires our prior written permission.
If you believe any content infringes your rights, contact us (see Section 14). For DMCA notices, see Section 12.
8) User Submissions & Feedback
If you submit forms, feedback, suggestions, or other content ("Submissions"):

Do not include unlawful, defamatory, or confidential information.

You represent you have the right to share the Submissions.

You grant the Organization a non-exclusive, worldwide, royalty-free, sublicensable license to use, reproduce, modify, and display your Submissions for our nonprofit purposes (e.g., improving services, addressing inquiries), subject to our Privacy practices.

We may remove any Submissions in our discretion.
9) Liability for Contents (As-Is; No Duty to Update)
The Site and all materials are provided "as is" and "as available." We make no representations or warranties-express or implied-regarding accuracy, completeness, timeliness, reliability, or suitability. We may add, change, or remove content at any time with no obligation to update.
To the fullest extent permitted by Washington law, the Organization and its directors, officers, staff, and volunteers shall not be liable for any direct, indirect, incidental, special, consequential, punitive, or exemplary damages, or loss of data, profits, goodwill, or other intangible losses, arising from or related to your access to or use of (or inability to use) the Site, its contents, or any Third-Party Content. Nothing here limits liability that cannot legally be limited.
10) No Emergency Services; No Client Relationship
The Site is not intended for emergencies. If you are in danger, call 911 or local emergency services. Use of the Site does not create an attorney-client, advisor-client, or any professional-client relationship between you and the Organization.
11) Donations
Donations are voluntary and processed by third-party payment providers. We do not store full payment information. Donation receipts may be issued; consult your tax advisor about deductibility. Except where required by law, donations are non-refundable.
12) Copyright Complaints (DMCA)
We respect intellectual-property rights. If you believe your copyrighted work has been used on the Site in a way that constitutes infringement, send a DMCA notice containing the required elements (17 U.S.C. §512(c)(3)) to:

We may remove or disable access to allegedly infringing material and may terminate repeat infringers.
13) Privacy

14) Changes; Contact
We may update these Terms at any time. The "Effective date" above will reflect the latest version. Continued use of the Site after changes indicates acceptance.

15) Governing Law; Venue
These Terms are governed by the laws of the State of Washington, without regard to its conflict-of-laws rules. You agree to the exclusive jurisdiction and venue of the state and federal courts located in King County, Washington for any dispute arising out of or relating to these Terms or the Site.
16) Severability; Waiver; Entire Agreement
If any provision of these Terms is found unenforceable, the remaining provisions will remain in full force. Our failure to enforce any right is not a waiver. These Terms are the entire agreement between you and the Organization regarding the Site and supersede all prior understandings.
